this really is just a temporary bandaid to keep those who can afford it to stay in their houses. It does nothing to address the long-term integrity of the lending system and how risk is measured. Anytime a firm's risk department is not independent of a sales department you will have moral hazards.

This is a very similar situation to the stock market crash a few years ago where everyone adopted a heard-like mentaility and adopted new investment profiles based upon their misperception of risk. Here all mortgage lenders ditched the 250% rule and lent out 800-1000% of a family's avg gross income. Leverage plus rising prices is great but too much leverage and lower pricing or flat pricing can lead toward recessions. We are just using an effective measury to weed out these people without causing a recession or violating the constitution.

That's all fine and dandy, but it requires one thing that MANY Americans lack...logic.
I remember reading a heart-felt story in the local newspaper, that had me laughing at these two idiots. The story was about a family that was losing their house, due to foreclosure. They blamed the bank for giving them a loan they could not afford.

How can you honestly sit there, with a household income of $40,000, and think you can afford a $600k house? Idiots.
Not only stupidity, but some idiots think they are entitled to luxuries like that whether they can afford them or not. Many Americans can't see tomorrow let alone years down the road.

you're one funny guy flip, sometimes I feel like I'm the only person that gets it... Nice reference to the Orange County bankruptcy
You know, you are the only one that got that. I didn't expect you to see the thread, but you did. And that makes me satisfied.

I could have mentioned LTCM, but I knew no one would get it. I figure enough people from CA, there would be one county employee that lost their retirement.

GET 'EM FLIP! (i don't know enough to make the argument //content.invisioncic.com/y282845/emoticons/frown.gif.a3531fa0534503350665a1e957861287.gif... but my intuition tells me you're right)

also i forgot to ask, what does this mean for someone that just bought a $340,000 home very cheaply (should be worth 450+) on a FRM. won't lose money in the future on the home with the crash you are describing in 5 years hopefully? household is 100kish

I think it means you are going to die.

It turns out that the size of an animals testes, in comparison to his body mass, is directly related to the number of partners females are likely to have access to.

In harem species, such as the gorilla, the testes are relatively small. He doesn’t need large testicles, because no other ape comes near his harem. (By the way, I wouldn’t mention this to Konga over there. He might tear your arm off and beat you with it).

In promiscuous species, the ratio is high, for reasons that we have mentioned.

In more moderate species, the ratio is moderate. This includes chimpanzees and human beings. And this helps explain soap operas.

Another such observation is that, among human beings, sperm production fluctuates depending on whether a man has recently been in the presence of his ****** partner. This is to say, if he leaves her for a number of days, say to attend a podiatrists convention, his sperm count will tend to go up. When he returns, or she returns, his sperm count will return to normal levels. This is true regardless of whether he has any ****** activity or not. What gives?

The awful truth is, when males leave their partners unattended for significant periods of time, this increases the chance of unwanted visitors. The worst outcome for the male, from an evolutionary point of view, is that he will end up paying college tuition for the milkman’s son. His sperm count rises to give him a better chance to get back into the ball game when he gets home.

A final example is very interesting. Not all sperm in a single ejaculation concern themselves with trying to reach the egg. While most of the boys are racing toward that goal, the other sperm form a defensive line behind them. Why? Well, if some other fellows team come sweeping down field, it is the job of the sperm defense squad to hold them off. And this is exactly what it does. The sperm run interference.
I was looking over the material for a class i am thinking about taking and stumbled upon this. I think I'm going to take the class.
