looking for a box design for 1 12'' with serious lows..

I actually have 3 12''s but they are 400 wTt rms each and the amp is a peavy c800 which is 400 wAtts rms each also , I believe. I'm sure it has more peak power , should I place all 3 woofer on the amp ?
Never ever use peak power ever again in any type of audio situation. Its basically the number the amp sees one millisecond right before it bursts into flames. RMS continuous power is what you should pay attention to in both home and car audio.

 
Yes I am aware but my thought was , since the enclosures will be large and ported I may not need to raise the volume too high. I could go slightly over since the woofers are 200 watts - 400 watts RMS and the amp is 800 watts RMS. I feel I can share the 800 with all three speakers which would slightly under power them yet I would slightly over power the amp a bit. It would be a bit of a balancing act. Or do you think that it would just be best to use 2 12''s and forget about the third? These will be in my basement by the way so a full volume will be rare. Gotta see what my best choices are since I am hoping this will be a one time build. What are your thoughts on this Jeff?

2 12s will be fine. Remember, subs dont need much to pound the house compared to the car because the house is a much quieter environment compared to the car's road noise filled environment. 2 12s on that much power is definitely enough p*ss off your neighbors and make some things fall off shelves.

I did a single 12" T-line for my house. Not sure if you have the space for two but if you want serious lows (with serious mids and highs too), T-line is the way to go, especially for big open spaces like houses. Literally shakes the ground outside the house.
