Hopefully my new house...

Seriously.
I dont even want to rag on you, but this is too easy.

Ill just list the facts....

Of course he says he can do it. Its his job to get your credit info and run it. Once he finds out he cant get you approved, he wont be interested.

Lets just say, they can get you financed and in the home.....

It will not be for 30 years.

It will not be at a % as low as you think.

Your payments will not be under $700/month.

You will need a substantial down payment.

You will not sign papers this week. It could take 30-60 days to close.

Again, I dont wanna rag on you but you gotta wake up and stop dreaming. This is big boy land and wishbooks are overreated.

I don't know.

The thing that makes me most apprehensive is that it is a mobile home...meaning the thing probably won't be standing in 30 years (although manufacturing quality has increased signifcantly).

The % may or may not be that low...I would venture to say close to 6%, again because it is a mobile home.

My payments are closer to $58x on a 112k loan...The math is very easy.

Agreed on the closing...it does take a while and you want it so you can schedule the home inspection, termites, and central heat & air man, etc.

But then again, I am curious how my experience is similar to that other other people's first time. Like when they approved me for $180k home...wtf

well to tapout my brother got approved for $45,000 with no money down for the same house. his credit score is like 620. Mine is about 700. So i dont see how that should cause a problem. I can see the truth in the closeout thing.

And Toast you dumb****, i own 1 car thats got 7 g's in it so far. hows that "junkyard"? And i dont have a ***** or a g/f you dumb****. So go roll your tied up mom back under the bed and pull her out again next time you wanna get on someones nuts.

And another thing the monthly payment will be around $200/month. haha //content.invisioncic.com/y282845/emoticons/eek.gif.771b7a90cf45cabdc554ff1121c21c4a.gif
seriously:eek: thats awesome. i pay close to 700 a month for rent at my townhouse. (living alone sucks)

maybe i should have gone this route instead

Dam toast.
I think you need anger management
Been there done that a bunch of times.

Also I have a $20 spot that says it never happens, you game?

I take that as a no?

Congrats. I wish I lived where it is that cheap.

You might want to consider a 15 year loan

40k @ 6% 30 years = $239 a month with 46335 in total interest paid

40k @ 6% 15 years = $337 a month with 20757 in total interest paid

in other words

spend $98 more a month and own it in 15 years rather than 30 and save $25578 in interest. Ironically the cost of a used roush or saleen right now.
