Well i found a new house i like and i sent in a loan apllication today for $40,000 on a 30 year term. The guy called me today and said he could get the pre-approved loan for me and he said he will give me a call back tomorrow. This house is about 20 mins from where i live now but its out in the country in SC. The specs are:

1997 doublewide

2300 sq. foot

3 bedrooms and 2 baths - 1 bedroom being about 15x15

Extra game room

2 acres of land

Living room is hugeee for a double wide..prolly about 25 x15

Dining room with fireplace

Kitchen with a bar to sit at

small front porch and decent size back porch

Also has a barn thats about 15x10 that im throwing a pool table and a couch and stuff in if i get it.

This place was up for sale for $90,000 then dropped to $53,000 and now the asking price is $37,500. Im going to offer $35,000 so i have 5 g's for furniture and such. Im a first time home buyer if it goes through as the realator says so im excited! Heres the pics....Taking a day off this week to take a good look at the inside and hopefully get some papers signed. Sooo onto the pics!

Not bad at all...Typically those types depreciate, but since it is on a solid foundation, depreciation will be minimal. Nice find if its in an area you want.

You might consider other things you have to buy

trash can

trash bags

cleaning supplies

etc.

 
Roof?Plumbing?

Wiring?

How much is acreage going for there?

Seems like a good deal
the roof looks in very good condition from the outside, im sure the wiring is fine. Im going to make sure all the sinks and toilets and everything work before i make it final. Only selling so cheap because it was a foreclosure.

 
lol. Make fun im 20 and most likely buying this on my own so im not complaining for a first house.
good luck on the purchase....i just purchased my first home this past summer (im 25) and it was a very exciting time for me....i bought a 96 double wide for 20k...

yea.... I need to pressure wash the siding for one, its a little dirty in some places. Im going to repaint the porches and the paint is peeling off a little. Im going to do a little fixing up to it...... And i forgot to add it has new carpet in most the rooms and hardwood floors in the kitchen.
