Well lol....
I got approved but i need to fax him my w2 from last year and he said the down payment would be $1400(about $2500 including everything). He said my payments would be $335 a month.

Bad thing is...since i have a habit of spending all the money i dont use on bills i dont have $2500. And last year i worked under the table and got paid cash so i dont have a w2. So if this house is still here when i get this years tax check i will pick it up then.

Just have yur old imployer write you a note to give the morgage company. I've had to do it before for loans. You should be fine...GL

For $35k, I would ask the bank about an auto type loan, I am surprised you can even mortgage such a small amount.

typically mobile homes are treated like vehicles... you carry auto insurance, get an auto loan, ect.

The land is valueable...you can get land amortized at 30 years.

30 years on a $40,000 loan and the bank isnt jumping on it? Thats gotta be like 250k in interest, i bet they will give it to you.

If not , try payday loans.. I think you just need a paycheck stub for them.
