Honestly don't know what's been said, but I'll start from scratch.

If you're set on renting - Never pay more than 60% of your total net monthly income for rent if you plan on saving any cash. Look around a bit and I'm sure you can gauge whether or not this particular place is appropriate for the market. Make sure you look at (and get) renters insurance. There are a lot of questions to ask, and a lot of things to look at.

Now, if you're not set on renting - What about putting a down payment on a condo or something instead of pissing away money on rent? I wish I was in a situation where I had enough saved up to put a down payment down and start working towards having a home/condo bought and paid for.

 
Well, it turns out there is more to it than I thought. There is the issue of vacancy. There is only a 2 bedroom for $1000, which opens up in Jan. About when I plan move out. I will list my expenses as I am still afraid of it. I have enough saved up but saving to me and saving to average person is different things. (Savings to me is fixed income stocks. Investing to me is derivatives.)

Here is how it breaks down...after taxes and investments I look at one job pays ~1030 and the other ~300.

Fuel, food, discretionary, ect ~$800 (currently, my folks don't cook so I see it being about the same)

Car Insurance ~$40 (I pay $240 every six months)

Student Loan ~$50

Water, electricity, internet - $200

Cable ~ included

So that amounts to : $2090.

I am pretty sure I can afford it, but I have to work two jobs until I become a GS-9 (~$21/hr) which will occur next november.

I want to buy a new (98 - 01) car but it doesn't look like I can afford both.

The problem that looms is graduate school. I want the flexibility to be able to go. I take the GMAT in Dec. and as you may know, it is "the test" for basically all good MBA programs. This place offers a 7 month lease (ends in Aug) that allows me to pick up and leave. Closing and selling costs would a) tie me down or b) would kill me if I left.

As for market; this is the only place in the area with an attatched garage. That number 1 priority when looking at housing.

 
just buy a car now, and live with your rents for another year. Its not that long, and you can still get a car right now, and you wont be as broke for the next year.
My parents charge $300 month to live at home. I could get a nice car, but as I said; I don't really want to take ladies to my parents house. I kinda have this urge/feeling to be my own man, I guess.

 
Alrite, i recently moved out 6 months ago into a 2 bedroom 2 bathroom with my buddy , we pay around 1k per month with utulities, cable/internet/ elec. and everything. Its a fairly nice place, big rooms, nice bathrooms, the works ya know? My advice to you, save up for another 6 months - a year, and buy a house, sending someone a check every month for a grand sucks ***, especially since its not going towards anything.

Oh and food is around 100 bucks a month if that, gas I usually drive a tank a week, and roughly 140 a month.

Would you buy a house if you may leave the area/state within the next year? That is why I am leaning towards renting, because of the time frame. I can stay with my parents, it's just I want to do my own thing for once.

 
why would you leave the state in a year or so, why not leave now and get settled somewhere that you WANT to be, don't wait around.

But in either case, depending on how much you have tucked away, I'd stick it out for a few more months.

Where I end up depends on if and where I go to graduate school. I hate those terms "tucked away" I have plenty in savings but I wouldn't sell off unless I was starving. Is that savings?

 
ever consider living in a trailer? the short time i lived in detroit i was able to buy a trailer for $1000, needed some cleaning and remodeling, but still solid. lot rent was only $285 a month + utilities and you have a whole house to yourself.

 
Lets say you were to move out of state, would you have enough avaliable that you could use a good 5-10 grand if needed ?

I'm just thinking best case, if you decided to relocate and had to tap into what you had saved up.
