Well, my company has had me in Missssssssouri for a while helping do work on a couple houses. One of them i cannot post too many pictures of because its in the contract that there be none... so i'll just post some teasers.

this is baxter. He's a stray jobsite kitty that follows me around and chills. When he first stumbled upon the site as a young dashingly handsom yet curious kitten the dogs mauled him. So after a couple grand and some sympathy from the owner (re: their money) they put him back together and gave him a home in one of the three garages (two three cars on each side and a one car in back... i'd think it would be a pain in the *** to have them all spread out but whatever). He's been kicking it with us ever since.

this is the back of house number two. we're also adding on a poolhouse/guesthouse, redoing the fountains and some other shat. as well of a bunch of other things.

this is a side profile of house 2, i can't show any real pictures of it due to the contract we have with the owners. A little backround on it, the owners are Billionares (with a b), whenever we need to move anything inside we have to call a company from chicago to come move or supervise the works/furnature/etc.etc. as they are almost all priceless museum pieces. Some from as far back as the 14th century i am told... and the guy drives a 98 suburban.... he might have other cars at his other houses, i just found it a bit odd.

inside the courtyard is the atrium, there is a conservitory being built as well as a fountain of even and some other things. everything is amazing. the lake water is even dyed blue... i consider that going a bit far but its what they wanted.

both of these are complete remodels. we're planning to be at the latter for another year and a half.

 
the first house is medium sized. the second one is a little bigger. generally the houses we build are alot bigger. most the expense from this house is coming from the owner changing their mind on what they want at the last minute or deciding something they wanted wasn't quite right. wish i could post more details. perhaps i can when the job is done. one example though is of a winerack. they paid a company 4 grand to come out with their big tour bus from the east coast, give a speal on wine, then build them a 16,000 dollar wine rack (which was a total piece of shit, but it was an independant thing so we had no say). now the lady hates it so she's having them come back out take it, and then we'll rebuild one which will probably cost two or three times as much....... for a wine rack.

 
The old money rich are funny like that. I live just outside one of the most expensive older neighbor hoods in my area. Most of the houses are at least 40 years old. I would have to say the average cost of a 1500 sq. ft. house in this subdivisionis $400K. That may not be much compared to California but that is high for this area (south Texas). It's not uncommon to find a 2000 sq. ft. home in this subdivion that has been recently remodeled that lists for one million. When you drive through the area, most of the cars in the driveways are Kias, old Hondas and ect...

im not sure, that was done before we were there. someone mentioned that it looks like a cheaper kind so im not sure. i personally hate stucco and think it looks tacky. once you get past the property, security guards etc, etc, and off of the estate. if you just look across the street its middle class neighborhoods. its very odd, like going from one extreme to another. i guess its done that way because their main company is around here or something like that (i try to let eveyrone else deal with the details of that stuff as its not my problem). Anyway its not old money, which is a surprize. i would estimate that a decent 1500sq foot house around here would cost 120-160k assuming it was built decently. yet this house was 20 mil before we even touched it. it will probably be aproaching ~30 when we leave. (total investment, not market value). seems like alot. but its just a drop in the bucket to this family.

you must live in southeast texas as nothing southwest is worth $. what part of Tx you talking about though? austin is i think #4 for avg market behind woodlands, houston, dallas and we're sitting at an avg price of like 165k. my rents are building another house in a new subdivision to sell. i think the lot was like 485k and they haven't started building.
