I wouldn't ever speculate in real estate.
Too much hassel, not enough liquidity, high transaction costs....

The high transaction costs are one of the main things that concern me. It was like I was explaining to my wife - we have always made money when we have bought and sold houses, but that has been because the house has appreciated, not because we have really paid down the principal. If you buy a 200k house now and sell it in a year then you need to get 213-14 or more just to break even.

Of course, I know am looking at it from somewhat of a different angle the you guys wanting to buy purely from an investment standpoint. I don't want to buy a house that needs 4k in work to bump up the value by 25k. When I buy I am looking for a home that happens to also be an investment. I am not looking for a project.

What pisses me off even more is I was asked to go with someone back during this tour(it was like 9th grade for me) but I didn't really like tool as much as I do now.
