What annoys the ***** outta you/pisses you off...

Management responded to my email. They were not polite lol. Basically insinuated that there are other places I could go live lol. This may get ugly.

Georgia law is vague, but case law isn't. They don't wanna **** with legalities involving that if they can help it, but it depends on how far they want you to go legally to prove that it's now their problem. Often times it will require a legal expenditure on your part before they decide you have the means and the will to hold them accountable. Until then they'll rely on the vagueness of the legality and the likelihood that you have nowhere else to go and/or don't want to go through a lengthy moving process over it.

There are situations where you would be partially or wholly at fault, but from what you describe your case isn't one of them. You told them before it became a problem and now it is. It may require you seeking out what type of mold it is, I'm not sure. That would certainly help you legally, but they should be asked to run that test before you.

Ever hear of the Mosquitos from the UP of Michigan? They call them B-52s up there. Been there many times during the summer to visit family and they were right. Wish I still had the pictures of them we took back in the '90s at my cousins farm. Them suckers were so big I thought they were going to carry off the cat and the small dog running around! lol.

Even the Da Yoopers talk about them in a song.

The lady was like, they put a new roof on in July of 2017. We have not received any complaints from you since then for the roof. I said you did indeed. I had a leak in the ceiling in the laundry room and showed you a video of the water actually coming in the house. You then sent maintenance and they confirmed the leak then you sent some old man to repair the roof by removing an old gas heat stack that was no longer in use. It took 4 days for him to repair and there were two storms while he was repairing it. The soaked insulation was NOT replaced.

Was there follow-up specifically about the soaked insulation? They did technically attempt to remedy it, but unless that part was specifically drilled into some official correspondence then it'll be hard to prove their fault. It could be moved on to either you for not raising the issue or the contractor for not taking the extra step.

This place is all about cutting corners. I am not a roofer or home repair professional. If they hired a professional roof repair person then he should have known the insulation would need to be replaced if damaged. When the water was coming in the house I said to the maintenance person that the insulation was all wet now and was so heavy it was bulging the ceiling in the laundry room. Nobody followed up on the roof repair and they didn't even bother to repair the ceiling in the laundry room.

That is just asking for someone to get sick from the mold. I had an apartment that did that. Thankfully they showed right up moved me to a new apartment and completely revamped the old apartment I was in and fixed the issues so it never happened again. Hope you get it fixed before someone comes down sick because if they do then they are legally liable for any medical bills as well.

Yeah, I guess either way they're going to go after the contractor or you're going to go after them (or both). If it was brought up with them at all and not through their contractor then it deserves to be quoted in an email with a reminder of their obligation to you. If you only talked to the contractor then starting from scratch with the expectation that they make it right, they only have a few weeks for their new excuses to be exhausted. Regardless, they should get the mold tested because it could potentially cost them a lot more than a new ceiling in hospital bills.

Their "contractors" are random people who dabble in repairs. I have only spoken to the office management as I don't know who the contractors were.
 
We received a letter that our rent is going up by $50 a month. Fine. No problem. However, I have told management here where we rent that our residence has some issue that I would like fixed. Some of these issues have been there about 2 years with no resolution. Our roof was damaged in a storm and they had to patch a large area of the roof. They did not replace the soaked insulation and just repaired the roof over it. We now have black mold advancing inside the residence from the ceiling area. Our dining room floor is slanted several degrees to the rear of the residence. Our A/C blows air under the residence. Our front porch and steps are wobbly and soft. I have mentioned ALL of this to management several times and they have done nothing. Now they want more rent. I told them I took pictures for them to see or in case we need to speak to a third party. Now we wait for their response.
Never hesitate to tell the landlord of problems and I recommend recording it. The longer you wait the worse off you will be. I rent out two properties and genuinely feel obligated to fix any problem as soon as I'm told about it, it's my fucking house ya know. If the renter does the work themselves then I deduct it from the rent. Slumlords are the worst.

One of my favorite planes! I used to want to live in Alaska. Then I heard about how bad the skeeters are in the summer. Changed my mind. I HATE them.
