Bejesus I thought anyone can get one when younger than 18. I know I had one at 15 with just my name. I got it through McDonalds credit union when I worked there in High School.(lol).

P.S. As I understand it, the rebate has nothing to do with your write-offs. It is calculated on gross income.

Nope, and yup. This is the first time in recent history that the market has crashed so hard that owning now makes more sense then the incredible renting situation I have.

The crash is much smaller here.

So it seems the goal for me to is to find a home that I can buy for 90% of its appraised value. That looks to be like the only way. I have enough in closing costs saved up...but not enough down payment.

So, I guess I am going to have to randomly do appraisals and hope the appraisal is high enough and then I give a lowball offer, hoping the sale price is less than 90% of the appraisal.

Thats exactly why when you negotiate you have them pay closing costs and use what you have saved for them towards the down payment.
