I still haven't figured out the difference between lowering the price and paying closing costs...It seems that lowering the price is the better way.

Not if you cant afford the down payment. That is the difference. That way you only have to come up with 10-15% of the closing costs for your down payment. The interest is higher but sometimes you only have a couple options.

What was really popular and another reason the market is crashing so quickly is because people bought all they could afford as they were working. This started in the 50s-60s. Now they are getting ready to retire. Property values have more than doubled, tripled whatever since property was purchased.
