THe housing has seem to calm down. At least it seems like it to me. now that there isnt a huge thing of everyone trying to make money off it, the prices are going back down. Im even considering getting back into it. Ive seen 4 deals I want to pursue, and will be looking at them this weekend. They are in FL though.I would have to get a serious deal on a house right now to consider it for an investment.
Hell, I do not even want to buy a house right now for persoanl use. About to relocate a short distance and I have finally (I hope) convinced my wife we should lease for a year.
It is, and for the reasons flip posted. ANd thats just from a consumer side. As someone else trying to flip or buy and rent it raises the prices and also raises the prices of the cost of work.It seemed as if you were implying that the flipping of houses was a problem.

Remember those pics I posted of the houses I was looking, who would think to pay 60k for a house with no roof? Or holes in every floor.It is.
Speculation artifically increases the price.
Say you are wanting to flip a house and sell it for a 10k increase...well that would convince a marginal house flipper to try to do the same. This person would sell for -10k under normal circumstances but, because his next door neighbor is selling his house for 10k too much, you do it to....and then his neighbor does it...and someone else does it.
It is the allure of these increases in price that raise all ships because it encourages irrational behavior of the maginal flipper.
A marginal flipper is one who would not normally sell, but the idea of gaining substaintial profit causes him to sell.
As more and more people try to sell, the price of the home deviates further and further from book value....this difference I attribute to speculation. As more and more speculation occurs, you are paying for a great percentage of speculation and less and less house.
It happens, it happened big here and in FL, also in TX and Cali. THose are the places that stuck out the most to me.True. But, I seriously doubt that neighbor upon neighbor would sell strictly because you flipped a house.
Houses in my neighborhood get sold randomly. But I have yet to see something like this occur.
