The whole issue of using the seller's agent is something I have read about some in economic theory....Would their greed encourage them to allow their client to accept a lower price, or hold out and risk finding a buyer with an agent with whom they had to share commission.
I understand what you are saying -- to some extent I guess whether you want to see if that works would depend on how much you are going to rely on your real estate agent for help negotiating.

When you are using a "dual" agent I don't know how either the buyer or seller could ever be comfortable in having open discussions with the realtorabout bottom line etc. I would feel like everything I said would be going straight to the other side. There would be no trust whatsoever.

Now, in the past I have just used the realtor as a messanger without giving them too much info about where I am heading. But you may, to some degree or another, rely on them about market info etc.

 
As a senior citizen was driving down the freeway, his car phone rang.

Answering, he heard his wife's voice urgently warning him.

"Herman, I just heard on the news that there's a car going the wrong way on 280 interstate. Please be careful!"
