As a practical matter, some sellers are more inclined to a 5k drop in price as opposed to paying 2k in closing costs. This is all psychological of course -- and depends in part on the sophistication of the seller.
That is why it all varies per seller and is in direct proportion of how bad they need to get rid of the property.Of course, if I am able to negotiate within 10% and they are willing to pay closing costs, I sure as hell would take that deal. My thoughts are that there is low likihood of achieving both.

The current lending rate is 6%, which I feel is acceptable. I am not willing to reduce the rate to 5.75 for the 7 year.
