one thing I have not seen anyone bring up is that as long as you only demolish down to the foundation, the Permits/licensing/zoning etc are easier to obtain and with said established foundation you in essence are grandfathered into any old zoning laws. (I am not sure about the laws in the other states but in Idaho a LOT of people are doing this to get around re-zoning laws and tougher to obtain building permits)

I dont know about that on the 40g's. That is a huge *** add on. I would say more around 60k, but I am just going on when I was supposed to redo my kitchen. It would have been an add on and it was total 400sf. I was quoted by 4 different companines and all where right around 25 to 35000. Might be in the 40's and if so that is a heck of a price. I just seen he lives in Florida and if it was a 40, then that is amazing!

You guys are all wrong this is about a $350 thousand reno, I have the best of the best going into this thing I went from 2100sp ft to 4981sq ft. I have 81 sq ft of granite counter top in my kitchen alone the jacuzzi tub that is in the pic is a $7000 tub. I have cat5e running through the whole house I have a 20 in lcd in my master bath, I have a 4 shower head shower with 4 body sprayers and a handheld also, its kohlers DTV system (look it up on kohlers website) It has a LCD in the shower to control everything all touch control. The list goes on and on and on and on........

the ceiling work, and the outter wall where it rounds off like a castle sorta is insane. I love that type of stuff. Gives it a vintagelok, but still modern.

yeah its got the vintage look but all high tek inside, I had to keep it looking like the rest of the neighborhood , lol, the only 2 story in the hood, I had to pay my attorney $5k to fight the HOA, just to build this, other wise I might of gone newer looking

Just out of curiosty. What made you add on to a one story? I mean for 350,000 bucks plus selling your house I am sure you could have gotten something around 500g's and it would have been pimping and a lot newer. Something keeping ya there? Just wondering is all.

for one, I will have probally about $350 total with what I have into it including 1rst mortgage, and Everything in my house is brand new except the drywall and concrete block on the backside of the house, Its got all new wire, insulation, shingles, carpet,doors, tile, fixtures,windows, plumbing, so actually it is new and the way I want it and not the way a regular builder would do it. also to buy a 5000sq ft house in my area would be more like close to a million $, and I am really in the hotest area in orlando next to windermere which is a different kind of area.//content.invisioncic.com/y282845/emoticons/biggrin.gif.d71a5d36fcbab170f2364c9f2e3946cb.gif
