one thing I have not seen anyone bring up is that as long as you only demolish down to the foundation, the Permits/licensing/zoning etc are easier to obtain and with said established foundation you in essence are grandfathered into any old zoning laws. (I am not sure about the laws in the other states but in Idaho a LOT of people are doing this to get around re-zoning laws and tougher to obtain building permits)
