Im doing the same thing in about 2-3 years. Unfortunately my 3 bedroom ranch cannot give a dedicated bedroom to each of my two children (twins @ 8 mos now). Since I have a boy and a girl theyre not going to like sharing. Our house was $280K when we bought it 1.5 years ago, its now at $420K, so to sell its pointless...Its also about $80-100K to add another level and bossts the value at least double the cost.
