1st time home buyer -any tips?

I was looking to buy an el cheapo condo no more than $45k, I have $12k to put down, I just don't know the ins and outs of real estate. I'm really weary about making a decision like this with out knowing everything about it. get a home inspector the will save you a shit load of money and with his services you can most likey get the sellers asking price to drop based on his findings

We bought our first home last year and here are some of the mistakes we made or things to look out for

look at the foundation for any cracks or bowing, look at the roof and make sure its good, look at the windows and see if there in good shape. look for any signs of water damage, either dry rot or water stains. Look at the electrical panel and see how big it is and see what the condition of the wires going into are, you can usually tell if there new or the old cloth type wiring. Have the owner pay for a survey in the negotiations. start low but reasonable for the price and maybe meet somewhere in the middle of the asking price, could go back and forth several times. By insurance the bank will tell you what you need for coverage but you can call them and get an estimate. Youll want to know how much ultilities are to keep the home up and running. And do a budget. Lol @ the ones giving advice to this moron who probably doesn't even has $12 saved let alone $12,000.

Case in point. If this wanna be thug had 12K, he wouldn't be riding around in a beretta assembled from parts of about 20 other beretta's. Only way I can see that he's got 12K is if he just robbed a bank, and in that case, big bubba's got a nice condo set up for you in the state pen. BTW, word on the inside is bubba can be a big pain in your ***. You can find out for yourself and spare us the details.

i think i got an idea, every loan agency i try to get a loan from said my credit score is too low, i might just wait out a few more months and try to get up a little more money to maybe put half down.

Maybe you could follow them home, attempt to run them off the road and then threaten to beat them up if they don't give you a loan. But then again, I don't blame them for not giving you a loan to begin with. I wouldn't give one to some ****** wannabe thug white boy with a do rag on his head either.
