Thinkin about buying 1st house...

i paid 200k for my condos.....30 year@4.8% w/no money down. Payment is $1040 monthly but i rent one side for $875..each side is 1760 sq ft with 3 bedrooms and 2 full baths, living room, dining room, kitchen and 2 car garage. I pay out around $160 a month for the mortgage
I actually looked at a couple of duplexes and now wish i had snagged one that i found which was completely remodeled for 90K, but the lot was extremely small as was each side, but im sure i could have rented out one side for close if not all of my mortgage...ahh well...

 
i love mine....i have a corner lot too and i live in the side on the corner. I love going to work knowing that i can pay ALL of my bills with the first 40 hours i work in a month.....it makes the other 150-160 hours i work in a month all frosting on the cake.

You lucky bastage...i could prolly do that with a room in the house if i wanted and get $400/month

i hear ya...i work a few days at 13-14 hours out of the week for extra money....i got 89.5 hours on this check

 
just got off the phone with the realtor about 20 mins ago..he said he wants me to go by and look at it and if i like it give him a call back and we'll meet there.

I will be in the market next year for a 100k house or so. Just depends what we find. I wanted build, but that isn't going to happen. Oh well.

 
I have two condos, the one here in MA is holding steady not moving (up) much but at least it is not dropping, my FL condo went from being worth 110k about 2 1/2 years ago to about 85-90k now.

We are also hoping to sell both when things pick up a little and get a nice duplex which is bigger than our current place which is only 900sq ft.

Ouch, my 2 bedroom apartment is bigger than that, lol! 1000sqft.

 
make sure u get the foundation, wiring, roofing, plumbing and any kind of termite infestation checked....last thing u wanna do is get into a house and have to dump a bunch of money unexpectedly....not sure how it is there, but if there's a well for water, make sure that's checked....doubt u wanna have a company out to redrill.....find out how much home owners is gonna cost as well....and how the property taxes are setup.

if u have any friends who are lawyers or realitors make sure u have them go over the written agreement before u sign.

that's a great deal....i got stuck with this 2500sq ft 2 story, 2.5ba, 2car garage for 157k 3 yrs ago at 6.25 w/ zero down....

mortgage payment: 1280 with insurance inclued....but we pay 2 payments a month at 700....and at income tax time we make a full payment.....should drop our mortgage into about a 12yr loan instead of the 30yr BS.

Yeah it is, there was another that was about 1400sq feet that we looked at but was about 11 years old so we opted to grab this which was new for now. It is definitely feeling 'tight' after a few years here but it still the biggest place we have had.

I hear ya. Hell my house I sold a couple years ago was right at 900sqft. It was just a 2 bedroom 2 bath house, but sold for a good amount due the refinished basement, new garage and cement driveway. So made a good amount of profit off that house.

You think you are tight, try having 2 girls 11 and 10 and a 1 year old baby girl. Then me and the wifey. Sucks, but you do what you have to do.

I honestly don't even care if I got more Sqft, just want more rooms, lol!
