Congrats on the new house, it is pretty obvious your mom paid for it or you are paying her back or something due to the fact NO ONE no not even Donald Trump could close a house that fast.

As someone who has owned a house since he was 18 (30 now) and now own a second how I can tell you the market is not that great now as you should know. Hopefully things pick up in the next five years and no matter what you should make out in the long run as long as you are not looking to sell it right away - appraisal does not mean shit, you are kind of 'counting your chickens before they hatch' as they say.

Finally being a Utah wigger is not cool it just really makes you look like the rest of the e-gangstas on here.

 
just got done buying a house off my mother's highschool friend's mother... she had to go into a retirement home.... house was appraised for 125,000 and she sold it to me for 100 even.. so i allready made 25,000 just buying the place.
2 story house. 500 sq ft. up stairs 600 sq ft down stairs, 2 car ( deep ) garage with automatic opener. screened in rear porch over looking south ogden golf course. nice back yard.

gunna flip this house. got a new fernice, duct's, hot water heater with digital water softner, gunna get new carpet laid.. the house as of last year had new window's, roof, and sideing put on it..

got allot of plans. and pretty excited to be a home owner at 22 years old..

i just got the key's for it this morning.. once i get off work im going to run over there and take pictures.. and will post them later.

gunna do a video security system. one at the frnt door, one at the back door. and one over the garage overlooking the driveway..

it's not a bank.. it's academy mortgage... and again. my mother's good friend owns the place..and honestly i dunno why im explaneing this to you you ****!

I had impeccable credit and my brother was high up in ACE mortgaging and I still had to wait and jump through hoops to get the greenlight.

Mortgage companies go through "lenders." Which are banks. They dont give you the loan themselves and there are conditions that take weeks to process. You may have come in, sat down and signed everything at one time, but getting the house "on the spot" is impossible without cash. And im not even sure if its possible WITH cash.

or a hard money lender. which is basically same as cash.

yea anyone can do that.. but i was going to make a little sign with my name on it anyways.. cause i new someone would say something stupid like that.. but the deed will be more then enough!!

hard money lenders working with good lawyer and insurance and such on a clear title can get it done in 7-10 days.
