So much money can be made on forums. The forum my wife works for makes enough, from ads to pay her salary (only 35k a year, but still) pay the admin, her boss, pay a programmer, and have it all on a server that has to be able to support the 118,000 members they have.

Serious money to be made if you do it right.

My guess would be 2-5k/mo and it would go for about 24 months of its income so 48k-120k to sell outright. Sometimes forums sell and the new owners are just people looking to add a shitload of ads for revenue and things like JB and Hot CHicks threads will be a thing of the past.
