With property taxes and mortgage payment, I'm at $500-600 a month which was about what i was paying for an apartment. At 28k, it really can't loose value. The work it needs really isn't major. It has nasty wallpaper that needs to come down and a fresh coat of paint. The carpet is filthy but I pulled some of it up, and it has beautiful hardwood floors underneath. The basement is semi-finished and it has two fireplaces, Florida room, car port, large kitchen, complete ceramic tile bathroom, and is in an excellent area. St. Clair Shores is ridiculous on taxes. My taxes are in fact higher then the principal. Those payments are for a 15 year mortgage. I haven't gotten a mortgage yet. We just needed to get preapproved for the mortgage. I was only approved for up to 30k at a ridiculous interest rate. My sister can get a mortgage at 4.7% so we will most likely buy the house together and she will take out the mortgage. Dam those taxes are high. Still digging the house though. I like those big windows.Taxes are $3300 for the year. The SEV value is $82k (In Michigan that means theoretically the value of the house is 164k) but obviously it is not a 164k house. I'm going to appeal it and hopefully get 10k knocked off. I'll work on boosting my credit and getting the mortgage in my name. It's not that I have bad credit, I just haven't been able to establish enough credit. I didn't get my first line of credit till I was 20.
