I met with my real estate agent today.
It was full of fail all the way around. This loan is structured such that I can't really get a house. I predicted this would be very problematic.

it turns out there, is a program where if you live in the city limits, you can borrow your down payment.

I am beginning to think this is a rare instance in which the rules that apply to others will apply to me.

explain the structure of this loan.

and they do borrowing down payments down here too. the seller and buyer both have to be enrolled in it. i forget the other stipulations.

Basically, I have to find a house the sells for 10% less than its appraised value. I have opportunities for 3 - 5% less than appraised value, but not 10%...Few sellers would be willing to take $10k less than their neighbor.

basically they arent gonna do a 100% loan.
