I've already looked through the state laws enough to understand that there is a case here, even without written documentation. In the KRLTA, tenants must also give a written 30-days notice. They gave us a written 5-days notice.
There's really no need for you to pretend you know what you're talking about unless you know Kansas state law. Every state is different regarding tenant/landlord relationships; your state may throw out cases that have no written lease. Kansas does not. The only positive of having a written lease here is that neither party would be able to feign ignorance.
