And no, they didn't do anything like that, but they took our dryer, broke the central air and heater, put several holes in the floor(and walls), spilled drinks/let pets urinate all over, and now there's mold all over the floor, meaning we'll have to replace all of that, and the house now has major electrical problems.

I'm not sure at this point. Talked to the police the day they moved out, and a deputy came over with a camera, taking pictures of everything(along with my pictures). He suggested that we fix everything, taking into account our labor, and then taking them to small claims court.

No, I don't feel you bro. That was really stupid. Renting a house to someone is ALL business, doesn't matter if they're your friends or not, you always get a deposit otherwise THIS happens.

It's my mom's house, but I'm the one taking pictures and assessing damages. Yes, it was stupid. She also didn't write anything out. They just asked to rent the place, and they had their daughter bring over checks each month.

Then small claims court will get you nowhere. Learn from this, it's not that difficult to find a basic lease form online.

Not surprising in the least. Hell, you got off better than some of the houses on nearby campuses here that I've seen that get trashed worse than that in a single night
