Could that have been a "reaction" to when interest rates were pushed down, driving prices up? People wanting to be more secure in buyers not defaulting (though that's more of a bank issue than a seller issue).
Or maybe weeding out the more serious buyers?
40-50% down seems like it would weed out a TON of buyers.

The issue is it's a terrible investment and 2-4 unit homes are exclusively investment properties. Who is going to put down $5-700k down on a home to have it break even on rents? Maybe a drug dealer trying to launder money. Somebody who inherited a bunch of money recently doesn't know how to invest? Anybody with half a brain isn't going to buy these properties.

Speaking of inflation again. These bread rolls that we buy alot went up 50% today. Used to get them in 6 packs, but now they're 4 packs at the same price. And Target actually dropped the price of these cheese ball snacks we buy alot of. Shocked by this price decrease, I immediately looked at the weight. Here's the math, price dropped from $7.99 to 6.79, weight dropped from 32oz to 20oz. So that's a price increase of .25 to .34/oz or a 36% price increase disguised as a price drop. I blame tariffs.

Actually the local gov't is already renting out some of the crappier hotels/apartments in Denver (for the homeless/immigrant population), which is driving up prices off all the hotels, so the corporate owned hotels are refinancing and pulling cash out of their properties based on these new ~100% occupancy rates and the inflated priced the city is paying for rent.

If they do NYC style rent control, people would be stuck with those properties I was looking at "forever."
