People who own the conversation with supreme knowledge often end up looking stupid in my experience. You can't claim omnipresence and victimhood in the same argument. If all knowing and confident it just shows a fool.

Understand there are 2 sides to every discussion and consider the other side at least.

What is your opinion of these two sides of a debate?:

Since we were talking about inflation earlier, I came across this interesting oddity in pricing. My wife and I were talking about buy a 2-4 unit house. So I started go to Zillow and there's this weird price inversion in Denver Metro and it seems like Colorado in general.
Anyway, the only 2-4 unit homes that had a chance of being close cashflow neutral (after putting 20% down), were in crime ridden neighborhoods. Once I started looking at more upscale neighborhoods, you would have to either put ~40-50% down (and we're talking $1-1.5 million properties) to have the property be cash flow neutral and that's not even accounting for maintenance & repairs. Of course, these properties are sitting on the market forever. Crazy.

Could that have been a "reaction" to when interest rates were pushed down, driving prices up? People wanting to be more secure in buyers not defaulting (though that's more of a bank issue than a seller issue).
Or maybe weeding out the more serious buyers?
40-50% down seems like it would weed out a TON of buyers.
