I am, based on my best estimate, I can prolly get them down to ~$130k...which means a house payment of ~$800 per month. I was thinking of trying something around $129k, but the additional $1k is only $5 per month...and I am sort of passive about negotiating.
The issue I don't get, what are the advantages of paying closing costs vs lowering the cost of the home? The site said they will pay $3k in closing costs...why not knock $3k off the price?

There isnt any difference, it all gets rolled in the same way. Offer 130 and have them pay all closing costs.

Are you going to have your taxes paid in escrow with your mortgage or would you pay them separate?

Chopin is made by belvedere. Its just the potato version. And I find Belve quite tasty. Titos is also good.

Stoli Elit is a little overwhelming for me.

Van Gogh and Level are my preferences. Or Ciroc is good if you are going for something a little different.

There is a difference in the amount you borrow, isn't there. If they'd knock the price down to $127k and I pay closing costs, that is less borrowing as well as less down payment.
Paying taxes through escrow...while it's not something I really want to do...most all other funding will go to down payment and emergency savings.

If you pay the closing costs out of pocket, but why do that if you have a good interest rate? Take the closing costs and invest them. Have money make money.

Only pay enough down payment as you have to and get as much out of the mortgage you can and invest all that is left over. Its a cheap way to get liquid capital.

The better down payment lowers interest rates and helps avoid PMI. This is all from my understanding...having never bought a home, I am not so sure what is the difference.

I was assuming 20% down and no more. You can usually get by paying only 10-15% but it depends on lender and market. And things may have changed a little in light of the market being on the verge of collapse in many places.

Chopin is imported by the same company. That doesn't make it the same. The fact that it is potato(which I prefer) makes it radically different from dere. Dere is crap.

Dre bought his from his shop or somewhere else. I think. I sold a set to UCP, and nah that was from my mechanic in MD.

Dre can get them from his shop though right? I forget how much he said they were.

Posted: Thu Nov 22, 2007 12:22 pm Post subject: Blue Holidays Over the last 5 or 6 months I developed what I considered to be a rather dangerous level of intimacy with a single guy at work. I did however manage to draw the line and not have ***. We had several close calls but I was able avoid what I now regard as inevitable. Four weeks ago my husband announced he would be involved in a project in another city for 10 to 12 weeks. It involved him being out of town all week and flying in on the weekends. Immediately I knew it was the perfect opportunity for me to begin seeing my guy in earnest. It was just too, too perfect. So as you might imagine the relationship has grown by leaps and bounds. It’s my first affair and the most wonderful thing I’ve ever experienced. I certainly understand why most of my girlfriends have begun having affairs.

I take my husband to the airport on Sunday afternoons and I’m with my guy until Friday nights when I pick up my husband. It’s worked out perfectly and it’s actually been good for me to come back to my “senses” and collect my thoughts on the weekends.

So because of the holidays I had a short week this week with my guy. I had to pick up my husband from the airport last night. I’m sitting here Thanksgiving morning already aching for my guy. It’s unbelievable! And I know my husband wont’ fly out again until Sunday evening. I know I’ll never make it until Sunday night so I’m trying to come up with an airtight reason to get out of the house for half a day. Maybe I’ll go shopping. And I can use one of my girlfriends as an alibi. I suppose this holiday weekend is my first tester of many to come.
