So, either I gamble...or stuck.
I could gamble the $400 per time appraisal fee by doing it pre-offer....or I can spend 10 months saving up an appropriate down payment.

This is pushing me toward hiring a buyer's agent....as they may have a good idea of what the lender will appraise it for.
Perhaps your lender will whisper in the appraiser's ear about the offer is only 90%of what it needs to appraise for. I think the appraisals are a crock anyway. How the hell are they coming in at exactly the purchase price? blahhhh
