All-electric is okay if the house is very well insulated.If there is any question at all about the quality and/or level of insulation you're going to want gas heating in the winter or it will eat you alive in electric bills...

for an idea I will tell you what I pay and if others that pay their own bills will do the same you can atleast get an average....

1) Telephone....no landline. cell only

2) Electricity...130 spring and fall, 180 summer and winter. Average size home. total elec.

3) Water and sewage.....30

4) Insurance

5) Taxes....these 2 I have built into my loan so I dont get a huge bill at one time but if it were normal I would say 3200/yr

6) Cable 50, with DVR

7) Internet, 50, high speed.

I don't know about in your nexk of the woods but down here the exact opposite is true.

An all-electric home will see considerably higher bills in the wintertime comparitively than does a home that has natural gas or propane-based heating.

Personally I'm a "Let's Deal With The Bottom Line" kinda guy.

I could quite frankly care less about the level of efficiency ~ only what it is going to actually cost me every month out of pocket.

Do you think the electric and water company would tell me how much bills were for a single guy?
I searched through a couple different economic databases and couldn't find much on the topic.

They wont be able to tell you really. depends on ho wmuch you use. In winter my electricity bill was 80-100. During summer its 110-130.

a house has to be appraised before you buy it. and the tax assesor should know the millage rate.

My telephone tv and internet are all one bill together through comcast, but added some extra stuff, that totals $150. Electricity I already said. Taxes on this house, I dont pay them, but in a second I will look and see what they are.

Water is ~$50 every 3 months. Its cheap as hell and I dont know why. I also dont know the insurance on this house, and the insurance on the 2 houses in the city is $525 and $560. But you cant really use those prices for anything, its totally different.

So roughly $700/ month on bills

Am I missing anything?

Thats the necessities.

Not including furniture.

Oh and try to negotiate for them to pay closing costs, and no down payment. I dont know how it is in TN, but right now in MD the market is good for buyers.
