Crunk Flammable Jello Times

Question I have is, I wonder how long I am allowed to occupy a home with all the utilities turned off. I was going to fix and paint the walls and a few other odds and ends before moving in. I figured that would be easier before actually moving my stuff over...and the power/water being turned off would help with that process.

I would love to do an 80/20 at a decent rate...
Problem comes with contracted lending makes housing cheap...but it is cheaper because people can't move in...

I feel the next house will be much easier, as I will have equity as a form of downpayment.
Your first should actually be easiest with all the programs available to first time home buyers. A headache? Yes, but should be easier. Although this is despite current market conditions.

But it isn't the supply of houses...it's the supply of land where people want to live. It's a technicality I guess.
All houses come with land and most land comes with a house, so you know what I mean. //content.invisioncic.com/y282845/emoticons/smile.gif.1ebc41e1811405b213edfc4622c41e27.gif Yes Im aware there are many places you can buy just land, but Im speaking in general here.

The authors explain this by the rise in popularity of these microsubdivisions. I do not know if they have them there, but here it is very popular to have 1200sqft homes on 50 x 75 lots. They are knocking down 200k homes to build five 120k homes....I am not sure if that is clear...

I think all states are different, but Im not sure. In some states it is required to be on XX HOURS per XX years. //content.invisioncic.com/y282845/emoticons/eek.gif.771b7a90cf45cabdc554ff1121c21c4a.gif It is very minimal though.

Although I would turn on electric and water, or at very least water. Water bill is one of if not The cheapest you will have overall. Be pretty hard to paint with no water to clean up your mess. //content.invisioncic.com/y282845/emoticons/wink.gif.608e3ea05f1a9f98611af0861652f8fb.gif Hot water would depend on your electric.. Just use it minimally.

Its very clear. In fact our home is 1400sqft and on 75 X 100. At one point a few of the surrounding towns at very large homes that were made up of nearly a full block. Which now holds 10+ homes.

Its all about money.

Agreed about water...that makes sense. I just didn't want the utilities to be taking away from rehab funding....essentially I will have to cash flow all of this. After payday head to Lowe's and knock out one thing...next payday repeat.

I was telling my dad this and he said he has been doing that since he has owned a home...it doesn't end.

Now you see how the supply of housing is not related to price. The supply of homes has increased...but the price of the land is higher.

Your dad is very correct. You will always find things to repair, replace, change.

If budgeted or even on a budget (set by electric company) then both can be very minimal. Just think ... half way into something and its dusk. Or heavily rainy day with no sun to shine in to see what your doing. Lights would be helpful !

I understand completely. Im just using the terms homes/houses loosly for simplicity of conversation. //content.invisioncic.com/y282845/emoticons/wink.gif.608e3ea05f1a9f98611af0861652f8fb.gif

just because water/electricity is turned on, doesn't mean you have to use it

or are there fees even if you don't actually use any?

Minimal if any. Although many things are taken for granted ie: hot water requires electricity to make it hot. Therefore you are using both water and electric. In his case it would still be very minimal. Although if he gas or oil heat that would also need to be filled or turned on depending what he has.
