The various appraisal sites have it around $138k, which means the seller must go down to ~$125k before I can do anything.

But as time passes, seller gets more anxious and I increase savings.

one thing i wish i had done differently, was to get two mortgages.

i did a second mortgage to avoid paying PMI, which is currently tax deductible. i could have had a lower monthly payment paying on a single mortgage and paying the PMI.

I am sure you have to itemize to take advantage of that. I do not have enough other deductions where paying PMI would be helpful.

I would think that you would once you have mortgage interest -- but I admit I don't know that for a fact. You may want to speak with an accountant.
