The land owners want as much as they can get because they only get the surface damages. They get paid $X/rod when I pipe line crosses them. Then they get a $X/barrel of water if they have water on their  property. Then Some much for location.  Locally it's about $10K. The surface holders nly get the one time check for compensation for the time/damage on their property.It's the mineral owner is who get the royalites. Very seldom does a person have both especially for a complete section of land.</p></blockquote><p></p>
