I am looking at refis...not that I can right now, but just saying.

Say you originally had a 30 year mortgage. You are on year 8. You do a re-fi. Do you start over at 30 or are you still at 22 with a lower rate?

That's gotta be part of the negotiation. It just hasta. If it isn't, then the refi is a scam just like the front loading of the interest deal is.

The frontloading of interest isn't a scam. It's the way amortization works. If you loan someone money, it works the same way, so I don't consider it a scam.

Of course you don't. You're int he scamming business that is finance.

What I find odd is that re-fis sounds like such an excellent deal, but at year 8 you are knocking down principal now...at a nice clip. If you re-fi, you start the amortization process all over again an t0....and back to paying 90something percent of the payment in interest.
