im starting to reach baller status. about **** time i think. just placed an order online for our phones, then decided we wanted them sooner. went to the store and spent another 400 on phones and have to cancel the other order on monday. total of 800ish spent on phones all bills paid and i still has money left

If you have two conflicting surveys there are a couple ways to resolve the problem. You can go to court in a quite title action or the perties can agree on the boundaries and sign whatever quit claim deed(s) are necessary.

One issue that people often overlook is that if there are liens on the property then you really need the lienholder to execute a modified deed of trust. My guess, however, is that on vacant land there is no mortgage.

There is no rule that says that one survey is better than the other without a court ruling that to be the case. There is just evdidence for the court to consider.

One reason that someone might be willing to sign a quit claim deed and give up his claim to a few feet is that the conflict creates a cloud on the title. In some cases it is better for that person to just say "screw it" and release whatever rights he has to the property in dispute. Of course, when that person goes to sell, he could always just give a warranty deed on the property not in dispute and convey the disputed portion to the buyer by quit claim deed.

How easy, do you think, if the property is not mortgaged to sell 3' x 20' space, and then augment that space to my current property?

Assuming there are no covenants that prevent the division of a lot, which I don't think there would be, it would not be hard at all. You would just need to get an attorney to close that for you. They might want a survey of the land to be conveyed, but it is certainly possible to describe it without a survey.

Man I'm ready for Christmas to be over. Had the big family Christmas tonight. ugh. Parents didn't want me to come back to Starkville but they drive me crazy staying with them. And I may fail. Well usually I don't have a fk buddy in my college town. i always seem to fk girls from other towns. that is what i was going to use this one as til i found a girl pretty enough to date.
