Cousin is no longer my mortgage person, but now is my real estate agent...and is a superior negotiator to myself. If he is able to get me in this place in the low 120s, it would be the easiest $3,000 he ever made.
The house can work in one of two ways, if it appraises for 10% of selling price (and it might) then I feel very good about the situation. If it doesn't...I will have to do a 3/1 ARM....which I feel much much less comfortable with after payment 48....But by that time, there is possibility of a promotion opportunity which would essentially give me a 50% pay increase.
On the other hand, during the transition process, I will be without cable, internet, etc. It will ****, but must be done in order to secure my position.

Your negotiations should not last more than a couple of days. Tell your realtor to put in a contingency that the contract is subject to buyer's satisfaction with a home inspection. I always like to to have an out that is within my discretion.
