O.P. No, not really a good part of Grand Ave. EAST Grand gets into the Lakewood area though, things get better.

there's some cool lofts right where commerce st. ends at Fair Park, but the general area isn't great, good, or really even average.

Frisco is nice. New area relativly speaking.

South lake...Never had the desire to look around other then a drive through.

HV and FM are nice, "Middle class", homes with plenty to do close by. 3 minutes down the road and you are in the country, well probly not for long, but its nice for now.
